There are several factors that will determine the costs of a new shingle roof such as roof size, roof slope, roof design, number of stories, access for material loading & dump trailers, the type of materials, the warranty, & the structure & experience of the company installing the roof. Two different homes with the exact same square footage could have much different prices to have the exact same roofing system installed. This is because the amount of materials and labor needed to install one roof could be much different than the other due to the roof pitch and roof design. For this reason I will simply give you a range with the lowest being the cheapest priced roofers or the simplest design, and the high end being the more expensive roofers on the more complex Hip Roof designs. The roof area of a 1200 square foot home usually ranges from 1380 sqft to 1551 sqft for homes with normal sloped roofs from 3:12 to 7:12. For steep sloped roofs the roof area would be even more. For example, if you had a very steep roof slope of 12:12 on a 1200 sqft home your roof area would probably be about 1895 sqft. The roof design also comes into play. For example, you could have a simple up and over gable roof with only 2 facets, or you could have a detailed hip roof with many different hips, valleys, roof to wall connections, chimneys, etc. All of the details require more materials, more waste, and more labor.
